Senior Associate - Tangible Property Services

• Prepare detailed analyses of building construction project costs and cost segregation studies.
• Conduct quantity takeoffs, cost estimating, and research relevant tax authority for client reports.
• Review historical fixed asset depreciation schedules and capital improvement expenditures for accurate tax accounting.
• Manage tax depreciation maintenance using specialized software and prepare IRS Form 3115s.
• Interface directly with clients to collect information for tax depreciation planning and cost segregation requirements.

• Bachelor’s degree in Construction Management, Engineering, Architecture, or Accounting.
• 3+ years of related experience in construction cost estimating, cost segregation, or capital asset accounting.
• Strong knowledge of building systems, construction techniques, and documentation like AIA forms G702/G703.
• Proficiency in Federal tax law relating to fixed assets and depreciation (IRC 168, Section 1245 and 1250).
• Excellent communication skills and the ability to interpret complex construction drawings.
